What does a property manager do?+

A property manager can coordinate agreed rental operations such as marketing, tenant communication, rent administration, maintenance, inspections and move-in or move-out processes. Your service agreement should set out the exact responsibilities.

How much does Capital Property charge?+

Our standard starting price is 50% of the full monthly rent, plus HST for tenant placement/setup, with ongoing management at 10% of collected rent per month, plus HST. No additional 10% management fee applies in the placement month. The ongoing management fee starts with the next full rental month after placement and is based on rent actually collected. Ongoing management covers the services outlined in your written management agreement. No management fee applies while your property is vacant. Charges for other agreed services, such as maintenance, still apply during vacancy. Property expenses, contractor costs and non-standard services may be separate. We provide a custom quote before work begins.

What areas do you serve?+

Capital Property serves residential property owners across the Avalon Peninsula, beginning with St. John’s, Paradise, Mount Pearl, Conception Bay South, Torbay, Portugal Cove–St. Philip’s, Goulds, Holyrood, Bay Bulls, Witless Bay and Petty Harbour.

Can you manage my property if I live outside Newfoundland?+

Yes. Capital Property is designed to act as a local point of contact for owners who live elsewhere, with communication about agreed tenant, maintenance and property-management matters.

Can you find tenants?+

Tenant-placement support can include listing preparation, inquiry management, showings, applications and applicant review. Placement and occupancy are not guaranteed.

How are tenants screened?+

Screening may include applications, identity checks, employment or income verification where appropriate, previous-landlord references and other relevant information. Screening is carried out consistently and in line with applicable human-rights and tenancy requirements.

Do you collect rent?+

Rent administration can include payment tracking, owner reporting, follow-up and documentation. Capital Property does not promise or guarantee rent payment.

Do you coordinate repairs?+

Yes. We can receive requests, communicate with the owner and coordinate third-party contractors. Contractor invoices and approved property expenses are generally separate from management fees.

Do you conduct inspections?+

Inspection services may include move-in, move-out and periodic inspections, with property-condition documentation and maintenance observations.

What property types do you manage?+

The initial service is built for residential rentals such as single-family homes, condos, townhouses, basement apartments, duplexes and small multi-unit properties. Fit is confirmed during assessment.

Can I use tenant placement without full management?+

Yes. Tenant placement can be quoted as a focused service without committing to ongoing management.

Can you take over an already rented property?+

We review the existing tenancy, available records and support you need before confirming a transition plan. For an existing-tenancy takeover, no placement fee applies. Management is 10% of rent collected, plus HST, from the agreed start date.
