For rental properties in St. John's and our surrounding service communities.

You may not have planned to become a landlord. Before advertising a former home or taking responsibility for a property that already has tenants, work out what is in place, what needs review and which responsibilities you can manage. A first assessment can help organise that conversation.

Start with whether the property is occupied

An occupied property needs review of the existing tenancy and commitments. Do not assume a new owner or manager can end the lease or change its terms unilaterally. Ask what records and authority are needed; share leases and tenant information only through an approved secure process.

For a vacant property, discuss its condition, intended rental use and realistic preparation timing. If another management company is already responsible for it, use our guide to switching property managers to plan that separate handover.

What should be checked before offering it for rent?

Review condition, access, heating, utilities and included spaces. Specialist building, safety, tax or legal questions may need qualified advice beyond a property-management assessment.

Tell your insurer and relevant advisers about the intended rental use, and confirm any mortgage, ownership, municipal or other requirements that apply to you. Capital Property does not determine those permissions through this form.

Do you need tenant placement, ongoing management or both?

A vacant rental may need marketing, enquiries, showings and tenant-selection support. An occupied rental may instead need organised records, communication and maintenance coordination. Discuss the service that fits the current situation.

You remain responsible for owner decisions, including approval of the tenant, rent and tenancy terms. Published pricing separates tenant placement from ongoing management; the written quote confirms your scope and property expenses.

Gather enough for a first conversation

A community, approximate unit count, occupied or vacant status and preferred timing are enough to begin the assessment. An exact address is optional; private documents can be requested after authority and secure sharing are agreed.

  • Describe how the property became a rental or your intended next step.
  • List known condition issues and existing commitments in general terms.
  • Identify which tasks you can handle and where you need support.
  • Confirm the written service agreement, authority and applicable onboarding and insurance requirements before services begin.

Your next step

Request a property assessment to discuss rental readiness and the appropriate service for an occupied or vacant property.

Request a Property Assessment

An enquiry starts a conversation. Submitting it does not activate management, change a tenancy or authorise funds to move. Services begin under an accepted written agreement and the applicable onboarding, custody and insurance requirements. Placement, occupancy and rent payment are not guaranteed. Private documents and any funds arrangements are handled later through an approved process.
