For rental properties in St. John's and our surrounding service communities.
Living near your rental gives you a close view of the property. Property management can help organise recurring enquiries, records and follow-up while you retain the decisions that matter to you. Start by identifying where support would make a practical difference.
Which decisions do you want to keep?
You remain the property owner. Discuss how tenant selection, rent and tenancy terms, non-routine expenses and service changes will come back to you for a decision. Your written agreement defines any authority delegated to the manager.
Tell us which work you currently do and where you want support. If you prefer to handle some visits or use established trades, clarify how those responsibilities fit with the proposed management scope.
How will tenant contact reach the right person?
Being nearby can make it tempting to answer each tenant message yourself. A shared process needs clear contact details and a record of what has been promised, reported or approved.
Agree which enquiries Capital Property would handle, which need your input and how existing commitments will be recorded. A management change does not end an existing lease or allow unilateral changes to its terms.
What should happen around property visits and repairs?
Ask which inspections or visits are included, how findings are documented and what needs specialist review. Access arrangements must follow the applicable tenancy requirements.
Capital Property coordinates agreed maintenance with suitable providers; it does not carry out repairs itself. Confirm approval limits, how estimates are shared, who can authorise urgent protective work and how invoices or unresolved items will be reported.
Turn the discussion into an agreed scope
Start with the property community, current tenancy situation and the tasks that consume your time. A street address is optional at the assessment stage. Service fit and availability need review before a start date is agreed.
- Identify the responsibilities you intend to keep.
- List recurring tasks and outstanding commitments without sharing tenant records publicly.
- Compare the service scope and published pricing, including separate property expenses.
- Confirm responsibilities and authority in a written agreement before management begins.
Your next step
Use the property assessment to describe your rental and the help you want. We will review service fit and follow up about a proposed management scope.
Request a Property AssessmentAn enquiry starts a conversation. Submitting it does not activate management, change a tenancy or authorise funds to move. Services begin under an accepted written agreement and the applicable onboarding, custody and insurance requirements. Placement, occupancy and rent payment are not guaranteed. Private documents and any funds arrangements are handled later through an approved process.
