For rental properties in St. John's and our surrounding service communities.

You already know your property and the work behind it. You may want support with one part of the rental process or a broader ongoing arrangement. Begin with the tasks you handle today and the responsibilities you want to retain, then discuss what Capital Property can coordinate within an agreed scope.

Compare doing it yourself, placement and ongoing support

List recurring tenant enquiries, rent administration, showing arrangements, inspections and maintenance follow-up. Consider the time you can reliably give each task as well as the cost of outside support; doing it yourself can be a workable choice when you have the time and process.

Tenant placement focuses on finding and selecting a tenant for the agreed placement scope. It does not automatically include ongoing rent administration or maintenance follow-up. Full property management covers the ongoing responsibilities specified in your written agreement, while you retain the owner decisions.

Compare the included tasks, reporting and owner approvals for each option. Capital Property coordinates agreed work and suitable repair providers; it does not perform repairs itself.

Which decisions remain yours?

You remain the owner. Tenant selection, rent, tenancy terms and spending authority should be explicit in the written agreement. Agree how recommendations will reach you and how your decisions will be recorded.

If tenants are already in place, management support does not end their lease or allow unilateral changes to its terms. Plan clear communications so tenants know the agreed contact arrangements and open requests are not lost.

Prepare records for the later handover

After identity and authority are confirmed, staff can arrange secure review of leases and amendments, rent records, condition reports, access information and open maintenance. Keep those files and tenant names out of the public enquiry.

If a security deposit is involved, reconcile the amount, current holder, receipt and tenant credit before discussing any authorised transfer. Custody arrangements must be confirmed before money moves; changing management is not a new deposit charge.

Agree the service before changing the routine

A preferred start date is a discussion point. Existing arrangements, records, availability and the agreed scope need review before Capital Property assumes responsibility.

  • Describe the property community, rental units and current status.
  • Choose the tasks you need help with and the timing you have in mind.
  • Review pricing and separate property expenses against the proposed scope.
  • If another management company already manages the rental, use the switching-managers page instead.

Your next step

Use the property assessment to choose the support you need and discuss a planned handover from self-management.

Request a Property Assessment

An enquiry starts a conversation. Submitting it does not activate management, change a tenancy or authorise funds to move. Services begin under an accepted written agreement and the applicable onboarding, custody and insurance requirements. Placement, occupancy and rent payment are not guaranteed. Private documents and any funds arrangements are handled later through an approved process.
